Waypoint Sign Company and Shea Properties Projects

The Waypoint team has been very fortunate to work with Shea Properties on several projects on the west coast. We’ve been engaged to provide wayfinding, code, ADA, exterior and marketing signage for the team’s developments. Shea builds differentiated, uniquely branded developments that are leaders in every market that the company works within.

We understand and appreciate Shea’s market position, and as such, work diligently to deliver signage that speaks to the building’s character, brand and audience. Signage can be the code-required numbers and letters on the wall, or signage can be an important element in creating places where people simply want to be. At Waypoint, we believe that signage supports placemaking, and we’re committed to helping the Shea team bring their project stories to life.

Our firm works nationally, and we would love the opportunity to support the Denver Shea Properties team with their signage needs. In order to provide a bit of insight into our work for the company, we have included some quick snippets on some of our Shea projects.

VANTIS – ALISO VIEJO, ORANGE COUNTY, CALIFORNIA

Vantis was Waypoint’s first project working with the Shea Properties team. A 435-unit, four-story, wrap-style development, Vantis includes a myriad of amenities in a large-scale property set within a vibrant mixed-use neighborhood. The Shea team asked Waypoint to assist in developing signage that would help to create a sense of place throughout the property, with an emphasis on individual unit doorways. Strong, vertical unit IDs were developed utilizing bamboo plywood, with routered numbers revealing an acrylic backer. As a wrap development, Vantis required a thoughtful wayfinding strategy to ensure that residents can find their way throughout the development, to courtyards amenities and to the central above-grade parking garage. At the same time, the development was built and released in phases, yet the local authorities required life safety elements (including code signage) to be installed throughout the building prior to authorizing the release of any units. Waypoint worked closely with the general contractor and the general contractor’s subs to ensure that signage installation was carefully coordinated in order to support the phased residential leasing and move-ins.

LEEWARD – SOUTH LAKE UNION, SEATTLE

Waypoint was delighted to work with our excellent development partner, Shea Properties on their 296-unit multi-family development Leeward. Named for its east-facing view on the shores of Lake Union, Leeward is an amenity rich development that mixes cues from the neighborhood’s industrial heritage with modernity, a nod to the tech giants that surround the building. The building signage speaks to this mash-up by introducing a modern design that leverages metal with historic patina and crisp acrylic. The Waypoint team managed the permitting, fabrication and installation of wayfinding, code, ADA, exterior and marketing signage.

EDGEPOINT APARTMENTS – GREENWOOD, SEATTLE

Waypoint was very pleased to continue our work with Shea Properties on their newest Pacific Northwest development, Edgepoint Apartments, a 203-unit mixed-used development in the Greenwood neighborhood of North Seattle. The building, which will complete in the late summer of 2021, is targeting LEED Homes Silver certification and includes features such as bioretention planters, a green roof and solar panels. The building’s natural views of the Olympic and Cascade mountains add to its sustainable character and embrace a Pacific Northwest ethos. To support the project’s fresh and modern vibe, Waypoint designed signage featuring natural maple wood. Waypoint provided wayfinding (including ADA and code signage), exterior/project ID and marketing signage for this beautiful project. In addition, Waypoint provided retail signage guidelines to ensure that tenant signage is consistent with the exterior building design intent.

6th & JACKSON – JAPANTOWN, SAN JOSE, CALIFORNIA (in development)

The Waypoint team is currently happily engaged in a signage project for Shea’s newest Bay Area development, 6th & Jackson. This two-building, mid-rise, 518 unit development with 17,000 SF of ground floor retail creates a significant landmark in the Japantown neighborhood. The building’s cool grey modern exterior is brought into the interiors in multiple ways, including with the signage design. Intended to be a retreat from a busy day and a vibrant community, 6th & Jackson offers a balance of quiet spaces and active environments. Waypoint provided a design/build solution for wayfinding (including ADA and code signage), exterior/project ID and marketing signage for this stunning project which will deliver in early summer, 2022.

SHORELINE AURORA – SHORELINE, SEATTLE (in development)

Waypoint is delighted to be working with the Shea team to develop a full custom signage package for this two phase (315 and 161 units respectively) multi-family development which will deliver in the spring of 2023. The project is currently in the programming phase of signage development.
