We’re big fans of Mill Creek.

Our fan status goes back to 2014 when Waypoint Sign Company and Mill Creek Residential teamed up for the first time. Fast forward to 2025 and we’ve collaborated on 11 developments in the Seattle Metro market. Modera Shoreline, our 12th project together, is currently in the works.

Mill Creek is a market leader with thoughtful, creative projects that sit at the top of every market the company is active in. As a partner, we get that. And we work diligently to deliver signage that supports the project vision, speaking to the building’s character, brand and audience.

While our work with Mill Creek to date has been in the Seattle area, we have a national footprint. We thought it might be fun to introduce you to some of our Mill Creek work, as well as some of our recent signage endeavors in Arizona with other clients.

These photos represent a sampling of Waypoint signage in Mill Creek’s Seattle area projects. Each signage package was crafted to fit the development’s unique point-of-view while also meeting its budget.

Modera Overlake, a 288-unit development in the Overlake area, a neighborhood connecting the communities of Redmond and Bellevue, WA.

Modera Northgate, a 409-unit TOD community in the Northgate neighborhood of Seattle.

Modera Redmond, a 300-unit community in Redmond, WA, a tech-driven suburb of Seattle and home to Microsoft.

Modera Lacey, 362-unit garden-style community in Lacey, WA, a suburb of the state capitol of Olympia.

Modera SLU, an 294-unit community in the South Lake Union neighborhood of Seattle, home of Amazon's headquarters.

Modera Shoreline, a 399-unit community that is in development in the Shoreline area just north of Downtown Seattle. Coming soon!

Modera River Trail, a 233-unit development in outdoor-active community of Redmond, WA which is the home of Microsoft.

Modera Jackson, a 160-unit community in Seattle's rapidly changing Central District neighborhood.

Modera First Hill, a 288-unit community in Seattle's medical district, also known as Pill Hill or the First Hill neighborhood.

Modera Broadway, a 228-unit development in Seattle's sought after, hip and urban Capitol Hill neighborhood.

Modera Ballard, a 132-unit development in the outdoorsy and trendy Ballard neighborhood of Seattle.

Modera Capitol Hill, a 135-unit development in the Pike/Pine Corridor, a highly desirable micro-neighborhood of Seattle's Capitol Hill.

The signage package for Alloy Midtown featured two metal laminates, supporting the project story.

The design for Alloy Midtown's signage package is "elegant with character," keeping back of house signage a bit more simple and focusing dollars on high-touch spaces.

Alloy Midtown utilized varied metals to differentiate signage between its two buildings.

Directional and back-of-house signage was kept to a classic black and white look for Alloy Midtown, allowing amenity, unit ID and exterior signage to be more elevated.

The Forge blade sign in the shop as it nears completion. Design incorporated open lettering and an open edge with internal lighting to create play between light and shadows.

X Rosie code signage design was miminalistic with a pop of character in the use of icons.

X Rosie unit ID signage was intended to be low key, placed with a box sconce for illumination.

X Rosie signage met the project's code requirements while supporting, and not detracting from the overall interior look and feel.

What have we done in Arizona lately?

While Waypoint hasn’t yet partnered with Mill Creek in Arizona, we are actively engaged in projects in Phoenix and the surrounding communities. Recent projects include Forge Tower in Mesa and Alloy Midtown in Phoenix for Blueprint Capital/Soltrust, as well as Rosie (previously known as X Roosevelt) in the Roosevelt area of Downtown Phoenix for the X Company and Brinkmann Constructors. A few representative photos are included here for your viewing.
