Waypoint Sign Company and LMC Projects

The Waypoint team has been very fortunate to work with LMC on many projects in the greater Seattle and Portland, Oregon markets. We’ve been engaged to provide wayfinding, code, ADA, exterior and marketing signage for the team’s mid- and high-rise developments. And, now and then, we’ve also developed and installed environmental graphics. LMC builds differentiated, uniquely branded developments that are leaders in every market that the company works within. We understand and appreciate LMC’s market position, and as such, work diligently to develop signage that speaks to the building character, brand and audience. Signage can be the code-required numbers and letters on the wall, or signage can be an important element in creating places where people simply want to be. At Waypoint, we believe that signage supports placemaking, and we’re committed to helping the LMC team bring their project stories to life.

TWENTY20 MAD – CAPITOL HILL, SEATTLE

Capitol Hill is Seattle’s hippest neighborhood, a place where anything, anyone unique is celebrated. Twenty20Mad arrived on the scene in Capitol Hill and made its own statement. The building pays homage to the neighborhood’s vibrant music history by incorporating a bit of “rhythmic funk” into the design and amenity spaces. Waypoint loves this type of challenge and worked with the LMC team to develop a full signage package for the 157-unit development including wayfinding, ADA, code and exterior signage. Our firm also supported the building’s lease-up with eye-catching marketing signage.

AXLE APARTMENTS – INTERBAY, SEATTLE

Axle was introduced to the market as an intelligent choice – a 227-unit mid-rise multi-family community that boasted high-tech smart homes and amenities, all set within a building that celebrated the hard-working ethos of the emerging neighborhood that surrounds it. As the building’s marketing notes, Axle was “forged from Interbay’s industrial roots.” So, it only seemed appropriate to develop a signage package that gave a nod to the grit of the changing area while offering a sleek, high-tech luxurious look and feel. Waypoint was absolutely delighted to provide a complete signage solution for Axle, with wayfinding, ADA, code and exterior signage as well as marketing signage to introduce the building to the Seattle market.

VALDOK I & II – BALLARD, SEATTLE

Waypoint was honored to work with the Seattle LMC team on their crisp two-phase multi-family development, Valdok. Located in the historic Ballard neighborhood of Seattle, Valdok pays homage to Ballard’s Scandinavian roots and was named for the Valdok family who owned the development site, and who emigrated to the US from Norway in 1959. The building celebrates the concept of “hygge” which is defined as “a quality of coziness and comfortable conviviality that engenders a feeling of contentment or well-being (regarded as a defining characteristic of Danish culture).” Waypoint designed, built and installed a custom signage package for this modern, yet warm project to complement the overall interior and exterior design. In addition, Waypoint provided marketing signage for this two- phase mid-rise development with 178 (phase I) and 164 units (phase II).

THE WHITTAKER – WEST SEATTLE, SEATTLE

True to form, the LMC team once again created a storied building in Seattle’s outdoorsy West Seattle neighborhood. A large-scale mixed-use development, the Whittaker offers 389-units and 70,000 SF of retail including a Whole Foods Market. The development is named for neighborhood resident Jim Whittaker, who not only was the first American to reach the summit of Mt. Everest in 1963, but who was also the first full-time employee and CEO of Seattle-based outdoor retailer REI. The building, and the signage with in it, blends modern living with the outdoor rugged nature of the Pacific Northwest. Waypoint was very pleased to support LMC’s success with a full custom signage solution including wayfinding, ADA, code and exterior signage, all of which provided an additional layer to the building’s rich PNW outdoor story. Our firm also executed marketing signage to welcome the West Seattle community to The Whittaker.

ATLAS – ISSAQUAH, WASHINGTON

Located 17 miles east of Seattle in the suburb of Issaquah, Atlas Apartments sits at the foot of the Cascade Mountains, offering incredible access to trails, skiing and all kinds of outdoor recreation. At the same time, the building is set within an eclectic community that blends small town living with all of the shopping and dining amenities of a larger city. As the first new community in the Central Issaquah Plan, Atlas introduced 344-units of modern multi-family living to this Northwest town. Waypoint was excited to support LMC once more with signage for this three-building outdoorsy development. Our team provided a comprehensive signage solution with wayfinding, code, ADA and exterior signage, as well as marketing signage upon building opening.

DENIZEN – EASTSIDE, PORTLAND

A recent development in Portland, Oregon, Denizen is a 212-unit apartment community with 7,700 SF of ground floor retail. As the project’s marketing states, it is located at “the vibrant intersection of Portland’s eastside industrial district and the lush, historic Laurelhurst neighborhood.” This unique location plays into the building’s design, and of course, also into the signage design. We like to think that our signage package fully supports the building’s additional marketing message of, “confident character.” Waypoint was super pleased to continue to support LMC’s developments with this Portland project. Our firm provided a complete custom signage package including wayfinding, code, ADA and exterior signage.

OVATION – FIRST HILL, SEATTLE (in development)

Ovation is aptly named, and when it comes to market in 2022, it will certainly receive a standing ovation. The luxury high-rise project consists of two 32-story towers, 548-units and 6,000 SF of ground-floor retail. The development sits adjacent to Town Hall, Seattle’s home for the arts, intellectual discussion and political conversation. At the same time, it is located within the First Hill area of Downtown, Seattle’s historic first residential neighborhood, which offers incredible skyline views. All of these amazing elements combine to create a sleek, cosmopolitan, smart building. Waypoint is currently engaged with the Seattle LMC team to provide a full signage package consisting of wayfinding, ADA, code and exterior signage. We will be the first people to applaud Ovation as it opens its doors to new residents.

SPECTRA – REDMOND, WASHINGTON (in development)

Located in high-tech suburban Redmond, Spectra is a 450-unit TOD project that is “designed to connect residents to what matters to them.” Located by a new light rail station as well as the fantastic 640-acre Marymoor Park, Spectra speaks to its technology and outdoor-oriented audience while introducing a high level of luxury to the Redmond community. Waypoint is delighted to be engaged with the LMC team, currently developing a full signage package for this new mixed-use development that also includes 37,000 SF of ground floor retail. When Spectra opens in the spring of 2022, Waypoint will install wayfinding, code, ADA and exterior signage for this diverse project.

AMARA – THE PEARL DISTRICT, PORTLAND (in development)

The Pearl District simply defines urban living in Portland with incredible walkability, restaurants, retail, parks and neighborhood hot spots. Amara reflects the spirit of The Pearl, and introduces a stylish urban energy to this diverse and hip neighborhood, the perfect building from which to launch creative endeavors. Waypoint is very pleased to be partnered with LMC, providing a full signage (wayfinding, ADA, code, exterior) package for this handsome new 138-unit development. Amara will open its doors to the market in the fall of 2021.
