A mixed-use, high-rise, two-tower project with arts-inspired signage
In 2022, Quarterra (formerly Lennar Multifamily Communities or LMC) completed Ovation, a 798,123 SF mixed-use, two tower development on Seattle’s First Hill overlooking the downtown Seattle skyline. The two 32-story towers include 565 multifamily units, 8,400 SF of retail space and 8 levels of underground parking for 387 vehicles. Celebrating its next-door neighbor, Town Hall, a venue for the arts, literature, political discussions and community gatherings, Ovation allows residents to live their passions. Having partnered with Quarterra on previous projects, Waypoint was inspired by the development’s story and excited to provide design, fabrication and installation services for the wayfinding, code, ADA and exterior signage for this large-scale high-rise community. After studying the architecture, proposed ID package and learning more about the project’s story, Waypoint developed a signage program that spoke to the arts and lifelong learning narrative of both the towers and neighboring Town Hall. Large scale amenity signage, detailed unit ID signage with elegant, raised metal letters and simple yet bold exterior signage evokes the feeling of standing in an arts venue. Each tower offered a unique, yet connected interior experience with signage completing the look of each building. The project included a public park with additional wayfinding and celebratory signage. Perkins + Will was the architect for the development and JTM Construction was the general contractor.
